Australian data reflects this shift clearly. A 2025 Houzz Australia Renovation and Design Trends Report found that 71 per cent of new home buyers ranked personal style and aesthetic alignment as their primary factor when selecting a builder, ahead of price for the first time in the survey's history, according to research summarised by Alpha Real Property

That single statistic captures the broader change. Buyers are no longer chasing a generic version of luxury. They want a home that genuinely reflects who they are.

Personalisation Has Replaced Standardisation

A decade ago, luxury builds tended to follow a fairly recognisable formula, with high-end finishes applied to a fairly conventional layout. The differences between one premium home and another often came down to the quality of materials rather than any real difference in design thinking.

That formula has loosened considerably. Buyers now arrive with a far clearer sense of how they want their home to function, often shaped by years of researching design inspiration online before they ever speak to a builder. 

A 2025 survey by the Master Builders Association found that 63 per cent of new home buyers across Australia sought at least one major design customisation beyond standard builder inclusions, with that figure climbing to 79 per cent among buyers aged 28 to 42, the dominant purchasing group, as reported by Alpha Real Property. Space Is Back, but the Purpose Has Changed

There was a period where smaller, more efficient living was treated as the future of premium design. That period appears to be over, at least at the top end of the market. Larger footprints and bigger blocks of land are back in demand, but not for the same reasons as before. 

A decade ago, extra space was often about having more formal rooms that rarely got used. Now, extra space tends to serve a genuine purpose, supporting working from home, multigenerational living, dedicated wellness areas, and rooms built around hobbies rather than appearances.

This shift toward purposeful space is part of why so many buyers are choosing to stay in the location they love rather than relocate to find more room. 

Across South-East Queensland, this has fuelled a steady rise in Brisbane demolish rebuild and Gold Coast demolish rebuild projects, where buyers keep their established address, often close to the water, the city, or their children's school, and start fresh with a home designed entirely around how they actually want to live.

Sustainability Moved From Optional to Expected

Ten years ago, sustainability in a luxury build was often treated as a nice addition rather than a genuine priority. Solar panels might have been included, but energy performance was rarely a central part of the design conversation.

That has changed substantially. Buyers building at the high end now expect strong energy performance as standard, along with thoughtful material choices that hold up over time rather than needing constant replacement. This is not framed as an environmental statement so much as simple good sense, since a well-designed home that performs efficiently is more comfortable to live in and cheaper to run, which matters regardless of budget.

Technology Has Become Quiet Rather Than Flashy

A decade ago, smart technology in a luxury home was often a feature in itself, something to demonstrate to visitors. Touchscreens on walls and visible control panels were a sign you had invested in something cutting edge.

Today, the best technology in a luxury home is barely noticeable. Climate, lighting, and security systems are expected to work seamlessly in the background, supporting daily life rather than demanding attention. The shift is less about having technology and more about not having to think about it at all.

What This Means for Buyers Today

If you are planning a luxury build now, it is worth letting go of any assumptions formed by what luxury looked like a decade ago. Bigger is not automatically better unless that space serves a real purpose in your life. 

Expensive finishes matter less than a layout that genuinely suits how you live, work, and relax. And sustainability is no longer an optional extra but a baseline expectation that affects comfort as much as conscience.
